Buyer’s May Have to Rethink Those "Lowball" Offers

Anyone who’s in the market to buy right now has “I want a good deal” stamped across their forehead (figuratively speaking of course). I get it. I’d be thinking the same thing if I were in the market to buy right now. But the fact is, numbers don’t lie-and in many situations, buyers are being aced out of really good properties because they aren’t willing to take off their rose colored glasses and view the market through the clear lens of reality. Not all sellers are desperate. Not every listing is a short sale. Banks and Asset Managers rarely over price their listings and they aren’t going to accept grossly low offers out of desperation. One of the most common misconceptions I run into in the course of working with buyers in South King County communities has to do with Foreclosed listings. I had to laugh when I watched this video about “Bob & Sally” first time home buyers who thought they had missed out on the first time home buyer’s tax credit but then find out it’s been extended 6 months. We’re working hard to contact all of our friends, family members and clients to ask “Who do you know who should buy now”? So in honor of having survived completed two decades in service to the real estate industry, I decided I’d step out on a limb and publish my first ever official list of predictions for the South King County real estate market.
